The additional standards for MB-II shall be utilized in conjunction with and in addition to all the other regulations affecting the subject property. It is the purpose of the additional standards to promote the economic health and appeal of the area by promoting pedestrian use and reducing unnecessary adverse aesthetic and other impacts which may arise from uncoordinated site development in context of the historic area.
