Upon meeting the variance criteria listed in SMC 17.35.060, Decision criteria, minor administrative variances may be granted by the community development director, or their appointee, from the following development standards:

(1) A decrease of not more than 25 percent of the required width of front, side, or rear setback.

(2) A reduction in the minimum lot size for existing lots to eliminate the property from being declared nonconforming.

(3) A decrease of not more than 20 percent in the number of required parking spaces if the reduction would allow the preservation of trees, critical areas, buffers, or other unique topographical features.

(4) Allow compact parking stalls to account for up to 20 percent of the total number of parking stalls required on a site. (Ord. 1499 § 3 (Exh. C), 2021).
