A variance is a mechanism by which relief may be granted from provisions of this title where compliance with the provisions of this title renders an unnecessary hardship. Variances may be granted from the strict application of any land dimension, density, or height requirements of this title due to exceptional narrowness, shallowness, shape, or substandard size of specific parcels of property, or by reason of exceptional topographic conditions or other extraordinary situations or conditions of specific parcels of property.
